SeaSpace is a bold new coastal aparthotel that proves how adaptive reuse can deliver both style and sustainability. In just 18 months Kay Elliott helped to transform an outdated 1970s building into a vibrant, community-focused destination.
From the outset, a clear client vision and close collaboration guided every step of the process. Rather than opting for demolition, the team embraced adaptive reuse, preserving distinctive architectural features such as the iconic archways and monopitch roofs. Inside, the previously rigid, compartmentalised layout was reimagined into open, flexible spaces that foster social connection and comfort. Guests can enjoy a variety of hospitality offerings, from the welcoming café and coworking spaces to the beautifully transformed Art Deco swimming pool.
Through careful project management and collaboration, the scheme was delivered within 15% of its original budget - proof that sustainability, innovation, and community spirit can combine to create a fresh and inviting seaside destination.

Externally, the design blends the building’s original character with contemporary coastal aesthetics. A mural by local artist Phil Strugnell transformed the aparthotel into a recognisable local landmark, while thoughtful landscaping with native coastal plants enhanced biodiversity and integrated the site seamlessly into its Cornish surroundings.
